APPLICANT'S REQUEST

The Applicant is requesting the following:

Approval of a Residential Infill Design Review approval for the following exceptions to the R-7.5 zone requirement in order to construct an addition to an existing non-conforming single family dwelling:

 

  • A 19.6-foot exception to the front yard setback, resulting in a 5.4-foot front yard setback;

  • A 9-foot exception to the required 30-foot rear yard setback for the primary structure, resulting in a 21-foot rear yard setback;

  • A .2-foot exception to the north side yard setback for portions of the structure less than or equal to 18 feet in height, resulting in a 4.8-foot north side yard setback;

  • A 5.2-foot exception to the south side yard setback for portions of the structure less than or equal to 18 feet in height, resulting in a 4.8-foot south side yard setback;

  • A 4-foot exception to the required 25-foot Oswego Lake setback resulting in an 21-foot Oswego Lake setback;

  • A 1,552-square foot increase to the maximum 25% lot coverage limitation resulting in a lot coverage of 53.9%, or a total of 2,893 square feet;

  • An 806-square foot increase to the maximum .55:1 FAR limitation resulting in an FAR of .70:1, or a total of 3,756 square feet; and,

  • An exception to portions of the Garage Appearance and Location standards per LOC 50.08.055.
