The Applicant is requesting the following:

• A minor partition to divide the 19,531 square-foot site into three parcels.  Parcel 1 will be approximately 6,430 square feet, Parcel 2 will be approximately 6,430 square feet and Parcel 3 will be approximately 6,671 square feet.  All three lots will be flaglots. 

• Two Class 1 variances to:

  A 3.5 foot variance to the width of the drive aisle from 20 feet to 16.5 feet (LOC 50.57.020).

  A 1-foot variance to site the access lane four feet rather than five feet from the existing structure on the property abutting the street [LOC 50.20.030(4)].
