APPROVAL OF FINDINGS, CONCLUSIONS AND ORDER LU 05-0074, a request by Vince & Lisa Lowenberg V. PUBLIC HEARING LU 06-0016, a request by Lynford Capital Managment, for approval of the following in order to construct a zero lot line dwelling on a 6,000 sq. ft. lot in the R-2 zone: 1. A minor partition to divide the site into two parcels. Parcel 1 would be 3,137 square feet and Parcel 2 would be 2,862 square feet. 2. A Development Review Permit to construct a zero lot line dwelling (two units) with the following components: • An exception to LOC 50.65.030(3)(a), which requires that masonry be used as the predominant building material for walls on the ground floor. • Residential Infill Design Review approval for the following exceptions to the R-2 zone requirements: o Reduce the front yard setback for both parcels along C Avenue from 10 feet to four feet for front porches; o Reduce the 10-foot front yard setbacks (C Avenue) to the front building line on Parcel 1 from 10 feet to nine feet, and from 10 feet to seven feet on Parcel 2; o Reduce the rear setback from 10 feet to seven feet for both parcels; and o Allow an additional 2.4% lot coverage (74 additional square feet) on Parcel 1 to increase the maximum lot coverage from 55% to 57.4%. 3.
