• A .4-foot variance to the front yard setback, resulting in a 24.6’ front yard.
• A 3-foot variance to the combined side yard setback, resulting in combined side yards of 12’
• A 4.6-foot variance to the rear yard setback, resulting in a 25.4’ rear yard
• An increase in lot coverage from 35% to 39.17%.
