LU 23-0014: A request for a RID Review design variances (setbacks, lot coverage, and building design standards) for a Residential Structure.

A request for approval of the following Residential Infill Design (RID) Review variances to construct a new single-family dwelling:
• Reduce the combined side yard setbacks from 15 feet to 9.9 feet total, and decrease the east side setback to 4.6 feet (LOC 50.04.001.1).
• Increase the maximum allowed lot coverage from 25% to 35% (LOC 50.04.001.1.f);
• Allow walls to project and increase the length of west roof form projecting into the side yard setback plane from 33% of the structure length to approximately 49% (LOC 50.06.001.2.e.1);
• Increase the length of wall plane on a narrow lot from 60 feet in length to 61.5 feet (LOC 50.06.001.2.h); and,
• Increase the width of the existing nonconforming garage opening without complying with a minimum of three garage appearance design options as required (LOC 50.06.001.4.a.iv).
