LU 24-0036 / AP 25-01: A modification, with a RP District wetland re-delineation and PRA adjustments (LU 23-0011).

Project Background / Summary: 

The applicant is requesting modification of a partition (LU 23-0011) by a map correction of a wetland RP District (delineated in LU 23-0011), RP District re-delineation of the map-corrected wetland, and further adjustments to the RP District’s 50-foot Protected Riparian Area (PRA) for the map-corrected wetland.

Project Updates: 

March 17, 2025: The Development Review Commission adopted findings from the February 19, 2025 and March 3, 2025 public hearings. See the Notice of Decision issued March 18, 2025 for details.

March 3, 2025: The Development Review Commission held the continued hearing and tentatively approved this project, with findings to be adopted on 3/17/25.

February 19, 2025: The hearing on this project was continued from February 19, 2025 to allow for additional written and oral testimony. New written public testimony is due no later than 12:00 pm (noon) on March 3, 2025. Oral testimony at the hearing with up to 20 minutes allowed for the applicant’s team, 5 minutes allowed for individuals who are not part of the applicant’s team, and 10 minutes for a representative of recognized neighborhood associations, homeowners associations, government or government agencies, or other incorporated public interest organizations. The applicant will have 5 minutes for rebuttal. Requests to present testimony remotely must be received by 12:00 pm (noon) on March 3, 2025; see Notice of Public Hearing for details.  

January 22, 2025: Staff's decision was appealed to the Development Review Commission (DRC). The DRC public hearing is scheduled for February 19, 2025 at 7:00pm. 

January 7, 2025: Notice of Decision issued for approval of the requested partition modification, re-delineation and map correction of a delineated RP district, and PRA adjustments on Lots 7 and 8; denial of the requested PRA adjustment on Lot 9.
