The Applicant is requesting the following:

A Residential Infill Design Review approval for the following exceptions to the R-7.5 zone requirement in order to remodel an existing single family dwelling: 

  • A 3.2-foot exception to the averaged front yard setback, resulting in a 19.2-foot front yard setback;
  • A 2.2-foot exception to the required 30-foot rear yard setback for the primary structure, resulting in a 27.8-foot rear yard setback;
  • A 3-foot exception to the west side yard setback for portions of the structure greater than 18 feet in height, resulting in a 7-foot side yard setback;
  • A 2-foot exception to the required 10-foot rear yard setback for an accessory structure (a trellis), resulting in an 8-foot rear yard setback;
  • A 17-foot exception to the required 25-foot Oswego Lake setback resulting in an 8-foot Oswego Lake setback for an accessory structure (a trellis);
  • An 12.8% increase to the maximum 25% lot coverage limitation resulting in a lot coverage of 37.8% or a total of 2,712 square feet; and,
  • A .08:1 increase to the maximum .45:1 FAR limitation resulting in an FAR of .53:1, or a total of 4,046.2 square feet.
